The other thing here is age. Houses went up between 2003 and 2013, which puts most of them past where a first North Texas asphalt roof sits comfortably. Some have been replaced already, often after a hail claim. Some are still original. The same spread shows up in Sunset Pointe, where the stages ran across an even longer stretch.

None of that is cause for alarm; plenty of roofs this age still have years in them. What settles it is somebody getting up there and photographing the mat, the flashing and the decking. A full replacement is a real answer here. It isn't the automatic one.
