A community big enough to have several roof stories

Paloma Creek runs to roughly 1,500 acres south of US 380, and it was never built by one company in one go. Different builders took different phases, each with its own roofing crew, and sections are still selling.

The staggered build-out explains most of the confusion here. Two houses on adjoining streets can have gone up years apart under separate crews, so the roof that failed three doors down doesn't predict yours. Union Park is the contrast: a newer community still on its first roofs, where age is not yet the question.

It also means the cost here is a range until somebody measures. Pitch, planes, penetrations, shingle tier and the decking all move it, and what drives each part is set out separately. What you end up holding is an itemized write-up, not a number called from the driveway.
