TPO questions building owners ask

Including the comparison the sales sheets tend to skip. Thickness and attachment are where the money goes.

Neither is better in general; they are good at different things. TPO's white surface reflects heat, which counts through a North Texas summer, and its heat-welded seams are strong. EPDM has a long track record and stays flexible in cold weather, but its seams are adhered rather than welded and are the part that most often needs attention. On a roof with kitchen or industrial grease exhaust, neither is the right answer and PVC is.
Roughly 20 to 30 years installed and maintained well, which is the same band most single-ply membranes sit in. Thickness, attachment method, how much foot traffic the roof takes and whether the drains stay clear all move it inside that range. Late in that band, a reflective coating can buy years before a tear-off becomes the only option.
TPO can help. A white reflective surface bounces sunlight instead of absorbing it, which lowers the roof's surface temperature and the load on rooftop cooling equipment. How much of that shows up on a bill depends on the building's insulation and how it is used, so treat it as a benefit rather than a calculable saving.
45, 60 and 80 mil are the common options, and thicker resists punctures and UV for longer. A roof with regular service traffic to rooftop units earns the thicker sheet, while a rarely-walked roof on a building you plan to sell within a few years may not. Whichever is quoted should be named on the estimate, alongside the two warranties that come with it.
Sometimes, and the moisture test decides it. If the insulation under the current system is dry and the deck is sound, a recover is legitimate and costs less than a tear-off.
